Los Puentes Las Terrenas House Refurbishment

A Canadian couple asked us to visit their property and offer various prices to carry out various refurbishment works.

The house was one that I new well as we had listed it for sale on our other company Beachtown Property Real Estate  website.

The house was pretty remote and as such had only solar power and a generator for power and as we were to later find out no water supply.

The owners wanted us to paint all the exterior and repair leaks and seal the concrete roof

Remove various columns in the main house, open up the kitchen and add a breakfast bar and tile the kitchen walls.

We also were asked to look at the interior damp areas in various rooms and see what could be done without structural works.

They also wanted a full makeover on the swimming pool and terrace areas.

We started work and soon realised that there was no water supply which was required for cleaning, other works and filling the pool.

It was agreed to bring in a drilling team from Santo Domingo as they were half the cost of a local team.

We tried to drill out the old well but after a few hours we realised this was impossible as the old pump and pipe was deep inside.

We decided to drill a new well along side but after 270 feet and no water we decided to go to plan “B” connect to the city water by means of a 1 mile pipe line across country, not the ideal solution as water is only on 3 days a week during the day.

All other works continued after we had water including having to lay aggregate and gravel on the dirt access road so we could get to the house during the heavy rains we were getting.

We did a total make over on the pool replacing both pumps, filter heads, adding new pipe work and valves, electrics and adding a fully automatic chlorinator.

The terraces were all done in Coralina and polished then sealed to give a none slip surface.

The roof  on all buildings were repaired cleaned and then sealed with a top class product the exteriors and interiors were painted white.

The main house had the columns removed along with the steel fire with all walls and ceilings made good.

The kitchen was opened up the walls tiles and a granite breakfast bar added.
