Bella Vista Las Terrenas House Construction Dominican Republic

The clients had been looking for a holiday home in Las Terrenas Dominican Republic.

They had decided that they wanted a property inside a gated community with ocean views away from the main town.

We showed them a fantastic lot next door to the other house we had built in Bella Vista, they fell in love and the process began.

We were able to quickly offer a budget price for the type of house and size they required.

We went on to secure them the lot at a discounted price and started the design and planning stages with our architect Pablo.

The clients son was even clever enough to send a virtual reality video of  what they wanted this and the amount of details that they sent gave us an easier task than most!

The house the wanted and what we designed was a modern open plan contemporary three bedroom two level house with a separate self contained apartment.

Natural light and being able to open up the house on both levels was an essential element of their life style requirements.

We designed the property with a lot of floor to ceiling glass sliding doors and windows with necessary airflow and feature hardwood doors.

A large open plan kitchen with breakfast bar island flowing into the open plan dining and lounge areas, all opening onto terraces and garden areas.

We added a separate outdoor dining area and kitchen, large laundry room and large garage.

A large bedroom suite with separate bathroom and rear terrace finished the first floor.

The second floor had another large bedroom suite with en-suite bathroom a large covered walkway that opens out onto a deck area with Jacuzzi and more terrace space.

The there is the huge master bedroom suite with walk in closets, en-suite bathroom and separate toilet along with access to a large private terrace area.

Throughout the property all floors, terrace and pool are laid in polished Travertine marble.

A large infinity edge swimming pool with covered gazebo at one end a large pool technical room, feature stone walls and electronic entrance gates protect the property.

The property is very well equipped with both mains electric and a hybrid Solar power system that will power the whole house.

We added a swimming pool heat pump, fully automatic pool chlorinator giving a salt water pool.

We added a smart home system to control all lighting and specified equipment items including the security cameras, pool heater and electronic doors.

Las Terrenas House Construction

Once the final plans were approved by the clients we were able to offer our fixed cost quote for the construction of the house.

This was agreed and formal contracts exchanged detailing the build time, payment structure and guarantees.

The first stage was to carry out the soil sample study, using the specialist company from Santo Domingo to carry out the drilling of  4 core holes to a depth of 6.3 metres.

The results are then studied by teh city engineers department and their recommendations and changes are implemented to the foundation plans of the property.

Once again with our friends at the various planning departments we obtained permissions to start very quickly.

Work started on the 5th August 2019 with a 12 month build time

The project continues with some changes and additions already agreed by the clients adding to the schedule!

Work was suspended on the 19th March due to the Corona Virus Work was started again on the 20th June!

The build continues to go well and we are on schedule to finish within the new time scale including the delays caused by COVID and the weather.

The house due to delays with COVID the weather and material supply issues meant the house was understandably late!

We handed it over to the clients in  May 2021 they were very happy and fully realised the delays were out of our control.

This house was a pleasure to build the clients who have become good friends love it as much as I do.
