Good friends and clients asked us to build them a luxury family home close to Las Terrenas.
They had purchased two new apartments through our other company Beachtown Property Real Estate they were familiar with the local areas and wanted a lot as close to the beach as possible.
We were able to find them a fantastic second line beachfront lot of just under 1400m2 inside a private gated community.
Its location alongside the stunning Coson beach and only ten minutes drive from Las Terrenas town centre made this a perfect choice for their new home.

We started the process of design after receiving two images of properties that the clients liked, we then sent back images and ideas of how we could envisage aspects of the house.
They expressed their desire to have built a very large home that would become their permanent residence in Las Terrenas.
Their wish list would include special features and facilities to allow them to live very comfortably and entertain friends and family on a large scale.
Items such as an elevator, home theatre, large bar, entertaining areas, cooks kitchen, exterior BBQ, large swimming pool along with a workshop and twin garages.
I was asked to offer an approximate cost based on this information and the two images, I am not able to disclose costs but the price was in the same region that the clients had thought!
Our team at Las Terrenas Property started working on the initial room and features required, all within the local planning laws and regulations.
The process as is normal was conducted via email and video calls, involving myself our architects and construction team.
The clients where very easy to work with and supplied many hand drawn sketches and lists of what they wanted, liked or disliked.

House Construction
The plans have been approved and passed off by the clients the final cost has been approved!
The final cost was slightly higher than my original budget due to the house being larger and having so many more special features.
The final contracts have been agreed and signed the first payment was received on the 10th September, the process has begun!
We have carried out the soil studies by drilling 5 holes to a depth of of 7.2 metres.
The reports and samples have been sent to the city engineers so they can make their recommendations and changes to the foundations as required!
We have sent all drawings to the various planning authorities in Las Terrenas and await their approvals and permits in due course!
Permissions granted the work starts with excavating the site and constructing the foundations, raised floors and crawl space.
Interior walls and service pipes are installed and continue to grow day by day!
House Construction Starts March 2024 after a 26 month layoff
It was a long wait to get started again but we have and the work is coming along fast.
The Spanish tiled roofs are almost finished and the Travertine marble floors and walls are being laid.
The overall room design has taken some changes we are now going to have eight bedrooms with bathrooms two half bathrooms and a much larger entertaining area upstairs.
